That works because people don’t need to be planning a move to participate. Anyone who knows the area can defend a favorite neighborhood, restaurant, or local habit. The post creates an easy conversation while still reinforcing the agent’s knowledge of the market and the community.

The caption then gives that engagement somewhere to go by offering a complete Tampa Bay guide to people who comment “JULY 2026.” It’s a smart format agents can borrow: start with specific local opinions people will want to debate, then offer a useful resource for anyone who wants more.

INSTAGRAM

Instagram now lets you swap the audio on a live post.

Instagram now lets you change the audio on an existing feed post or carousel without deleting it or losing the engagement it has already received. The feature won’t give an older post an automatic reach boost, but it does make it easier to fix unavailable music or refresh an evergreen post with a more relevant soundtrack. For agents, that could extend the useful life of a neighborhood guide, market explainer, or lifestyle post without rebuilding it from zero.

GOOGLE

Google is bringing your social content into Search Console.

Google is making social media visibility easier to measure. Its new Search Console platform properties show how content from Instagram, TikTok, X, and YouTube performs in Google Search and Discover. Agents can see which searches lead people to their posts, which content earns clicks, and which topics are being discovered beyond the original app. The feature is rolling out gradually, but it gives agents a much clearer way to measure whether local social content is also working as search content.

TikTok is testing stronger detection for AI spam accounts.

TikTok is testing stronger detection for accounts that mass-produce AI-generated spam. The initial focus includes financial advice, current events, politics, and medical content. The focus is on accounts mass-producing repetitive AI content at scale, not on agents using AI to help draft a single post. Agents using AI for mortgage or market content should still verify every claim and make sure the post reflects their own knowledge of the market.
