Google yourself before your next prospect does

Before your next appointment, take 15 minutes and look at your business through a potential client’s eyes.

Search your name in an incognito browser, then review your website, Google profile, social accounts, and reviews. Can someone immediately tell where you work, who you help, and how to contact you? Do your recent posts show that you’re active and knowledgeable? Do all your buttons and forms work?

Buyers and sellers are doing this research before they reach out. A quick audit can catch the outdated bio, broken link, or six-month gap in content.

Alex Carswell’s 100 open houses in 100 days series on Instagram

Northern Kentucky agent Alex Carswell gave people a reason to keep coming back by documenting 100 open houses in 100 days.

The challenge turned his everyday work into an ongoing story. Every post brought viewers into another home, moved the count forward, and gave them a reason to follow along. One tour from the series reached 6.7 million views on TikTok, and Alex now has more than 60,000 followers on Instagram.

Your version can be much smaller. Try 10 open houses in 10 days, 12 neighborhoods in 12 weeks, or one local business every Friday. A clear challenge takes the pressure off coming up with a completely new concept every time you post.

YOUTUBE

Your YouTube views are about to go up

Starting August 24, YouTube will count a public view as soon as a video starts playing, regardless of the format.

Until now, standard videos and livestreams needed 30 seconds of watch time before YouTube counted a view. Shorts were counted as soon as they started playing. The new approach will apply that Shorts method to every video.

That means view totals will rise, but it won’t necessarily mean people are watching longer. When you review a listing video, market update, or client Q&A, pay closer attention to engaged views, watch time, and audience retention. Those numbers will give you a better read on whether the video held someone’s attention.

INSTAGRAM

Instagram is testing Reel series

Instagram is testing a feature that lets creators group related Reels into an episodic series. When someone watches one video, they’ll be guided to the next episode instead of having to search through the creator’s profile.

Think Netflix logic, but applied to real estate content. You could build a series about moving to your city, preparing a home for sale, comparing neighborhoods, or following a listing from the first walkthrough through closing day.

The feature is still being tested, so it won’t appear on every account yet. You can use the same idea now by giving related Reels consistent titles and covers, then numbering each post so viewers know where to begin.

Facebook has a new place to manage your content

Meta has expanded its Creator Studio iOS app to creators in the U.S. and Canada. It provides a separate place to manage Facebook content, review audience insights, and get recommendations based on what’s performing.

Creator Studio can also identify comments that need a response and draft possible replies. If you use that feature, review every suggestion before posting. Someone asking about a listing or sharing a personal experience should get an answer that sounds like you and responds to what they said.

That first conversation is important, but the decision to choose an agent often starts before anyone picks up the phone. Your website, reviews, recent content, and listing marketing help someone decide whether you’ll be the first person they call.

Seven percent of buyers purchased a home after seeing it only through a virtual tour, virtual showing, or virtual open house, without visiting it in person. That’s up from 5% the previous month.

Strong listing media does more than make a property look good online. Great photography, videos, floor plans, and detailed property information help remote buyers understand the home well enough to make a serious decision.

Social media generated leads for 39% of real estate agents, ahead of brokerage websites at 13%, individual websites at 12%, and email marketing tools at 11%.

Posting consistently gives people more opportunities to find you. From there, every post needs a clear next step, whether that’s visiting a listing page, requesting a guide, replying to an email, or starting a conversation.
