But it also creates a real opening for agents who know how to use every listing conversation well.

One strategy we come back to often is this: use your listing marketing to create more listing conversations in the same area.

Circle prospecting is one of the simplest ways to do that.

Before your next listing appointment, pull together a list of 100 similar homes nearby. Then try this during your next phone call.

Hi [Name],

My name is [Your Name], and I’m a real estate agent with [Your Brokerage].

I know you weren’t expecting my call, but I’m meeting with one of your neighbors on [Day] at [Time] to talk through the possibility of selling their home.

Since I’ll already be in the area, I’m offering a free home equity update to a few nearby homeowners who may be thinking through their options for the year ahead.

I’m not sure if the timing makes sense for you, but I’d be happy to stop by after my appointment and give you a clear sense of what homes like yours are selling for in today’s market.

This works as a voicemail too.

And even when the conversation doesn’t turn into something right away, it still gives you a reason to connect with nearby homeowners in a useful, relevant way.

Those conversations add up.
