What Would You Want in Your Next Home?

A bigger kitchen might not have been on your wish list when you bought your home. But after a few years of moving the coffee maker every time you need room to cook, you can understand the appeal.

Your clients have their own experiences with what works in their homes and what they’d change. To get that conversation started, try asking your database: “What’s one thing your next home would have that your current home doesn’t?” You could share your own answer to get the conversation started. Maybe you’d like a smaller yard, a proper guest room, or enough garage space to park the car.

We like this question because people can answer wherever they are in their plans. Then if someone mentions a change they’ve been seriously considering, you have a natural reason to ask a little more about it.

Marie Lee’s Reel on Instagram: The Moment That Saved My Client $3,000

Nashville agent Marie Lee saved her client $3,000, and she explains how in a Reel featured by BAM this week.

The disagreement involved an HOA fee that the buyer’s side didn’t want to pay. Marie referred back to the contract, which addressed who was responsible, and helped her client resolve it.

If you were choosing an agent to sell your home, wouldn’t you want to hear how they handle situations like that? Marie gives prospective clients a specific example of her work, in a format that lets her explain it in her own words.

There may be something from your last transaction you’d like to share, too. With your client’s permission, you can tell people what came up and how you worked through it together.

META

Meet Muse, Meta’s New Personal AI Agent

Meta introduced Muse this week, a personal AI agent you can talk to through its own app or WhatsApp.

According to Meta, Muse can help with tasks such as researching travel, filling out forms, and preparing emails. It can continue working after you close the app and return when it needs your input. Before taking actions such as sending an email or making a purchase, it asks for approval.

The ability to work through a task over time is the part we’re interested in. For an agent juggling appointments and client requests, there’s an obvious appeal to getting help with the preparation and coordination involved. How well Muse handles that work will be something to watch as people begin using it.

TIKTOK

You May Soon Be Listening to Your Comments

TikTok is rolling out voice comments, allowing adults to leave audio responses of up to 60 seconds beneath videos. Viewers will also be able to add photo carousels with up to nine images.

There’s a new option for creators, too: polls in the comments, with up to five answers. For a home tour, you could ask which space people would use most or how they’d furnish a room. It gives viewers an easy way to participate while they’re looking at the property.

Polls are available to all creators now. Voice comments and photo carousel comments are rolling out globally over the following month, so they may take longer to appear in your account.

Pinterest Updates Its Campaign Objectives

If you advertise on Pinterest, you’ll see new names for some of the campaign objectives in Ads Manager.

The Leads objective covers actions such as requesting information, signing up, or scheduling an appointment. Sales covers shopping activity such as adding a product to a cart or completing a purchase. For an agent whose goal is to receive inquiries, the Leads option is the one you need to know.

Pinterest says the changes won’t affect campaign performance. Existing campaigns using the old Conversions and Catalog Sales objectives remain editable until April 30, 2027, after which they’ll be archived.

57.9%

There were an estimated 57.9% more home sellers than buyers in the U.S. in August, according to Redfin. That’s the largest gap in its records, which began in 2013.

More homeowners put their properties on the market, while the estimated number of buyers barely changed from July. As a result, buyers who can afford to move have more homes to consider.

Of course, the balance varies by location. Nashville, Miami, and Houston each had more than twice as many sellers as buyers, while San Francisco qualified as a seller’s market under Redfin’s definition.

3 IN 5

Three in five U.S. homes sold below their original asking price in August, Redfin reported this week.

The comparison includes homes whose prices were reduced before an offer was accepted. A buyer may have paid the full asking price at the time of the offer and still purchased below the seller’s original price.

That helps explain why a home’s pricing history matters when discussing an offer. The amount a seller initially hoped to receive and the price buyers are seeing today may be quite different.

Freddie Mac’s average U.S. 30-year fixed mortgage rate reached 6.76% this week, up from 6.71% the previous week. A year earlier, it averaged 6.35%.

For buyers following the weekly numbers, their own rate will depend on their financial circumstances and the loan they choose. Freddie Mac encourages comparing offers from multiple lenders, since differences between quotes can affect borrowing costs over the years they have the mortgage.
