LISTING PROMOTIONS
Your listing promoted. We handle the whole thing.
Getting a listing to market fast matters. Getting it in front of the right people matters more. That’s exactly what our Listing Promotions service does for you.
For $149 per listing, we build a branded landing page around your property, write and design the social posts, and give your seller a live Seller Report they can check anytime. You stay focused on the client. We take care of the marketing.
Got a listing coming up or an open house this weekend? Reply to this email with the details and we’ll get it moving.
■ COOL IG WE SAW
@sellingthesuburbs: POV: It's closing day and I'm your agent
@sellingthesuburbs on Instagram
Amanda Albrecht filmed herself assembling a closing gift for her buyers: a house-shaped wicker basket stuffed with a furniture assembly kit, wine and cheese, snacks, a picnic blanket, and custom “Welcome Home” balloons. Her caption was a simple POV: It's closing day and I'm your Realtor. Most of her posts get a few hundred to a couple thousand likes. This one hit 20.5K likes and 1.9K comments. She even built out a full LTK shopping list so other agents could copy the kit.
The lesson: closing day is one of the most emotional moments in a client relationship. Show what you do there, and people share it.
■ WHAT’S NEW IN SOCIAL
01
Real content gets more room to land.
LinkedIn is rolling out stronger filters to reduce low-value AI-generated content and crack down on bot activity. Posts that look templated, generic, or light on original perspective will be deprioritized. For agents who already show up authentically, this is a real advantage. Less noise means your content has more room to reach the right people.
02
Your feed, your topics.
Instagram is rolling out “Your Algo” to all English-speaking users worldwide, letting people fine-tune their Reels feed by adding or removing topics based on their interests. For a limited time, users can select their top three interests to prioritize. For agents, this is a reminder that Reels content performs best when it speaks directly to a specific audience. Topic-focused content is more likely to reach people who actually asked to see it.
03
Facebook gets a feed refresh.
Facebook is rolling out a redesigned “For You” feed with a cleaner, more immersive layout, a new post composer, and friend recommendations based on shared interests. The platform is also adding an algorithm refinement tool so users can shape what they see. For agents, this matters: if Facebook is part of your mix, polished content with strong visuals is going to stand out more as the feed gets a cleaner look.
