Yesterday was the last day that the sun will set after 8:30pm (I, for one, am excited about this).
It also means that your fall pipeline warm-up starts now.
Our tip? Make a list of 20 people who could buy, sell, or send someone your way in the next 90 days. Call 10 of them personally, then send the other 10 something useful and specific, like a home value update, a market snapshot, or a few relevant listings. It’s easy to do if you spread it across the week with two calls and two emails a day.

Lisa DuBois has gone viral more than once by turning listing videos into a hide-and-seek game. She hides in closets, Murphy beds, and other unexpected spots while the camera moves through the home and she narrates in an ASMR whisper. One version passed one million views in a week.
For agents, the lesson isn’t to copy the exact idea. Instead, create a recognizable format people associate with your listings. Try a simple concept you can repeat that can make your tours more memorable than another polished walkthrough that looks like everyone else’s.

Facebook is putting video front and center.
Meta plans to test opening Facebook directly into a full-screen video experience for some users later this year. People in the test will still be able to switch back to the traditional Feed, but the change shows how central video has become to the platform.
For agents, video shouldn’t be limited to listing tours. Short market updates, neighborhood guides, buyer and seller advice, and quick answers to common questions can all help you show your expertise in the format Facebook is prioritizing.

LinkedIn wants more of your voice.
LinkedIn has removed its “Enhance Post” AI rewriting tool and is testing a way for users to flag posts that appear AI machine-generated. The platform is moving toward basic spelling and grammar assistance rather than rewriting entire posts.
For agents, the takeaway is simple: don’t let AI remove (or fabricate) the parts of a post that make it yours. A specific client conversation, observation, recent experience, or clear opinion will make a stronger LinkedIn post than polished but generic advice.

SNAPCHAT
Snapchat leads can now move directly into HubSpot.
Snapchat introduced an integration that sends information from its native lead forms directly into HubSpot, eliminating the need to manually download and transfer new leads.
Snapchat won’t be the right advertising channel for every agent. However, the integration makes it more practical for teams trying to reach younger buyers, future first-time buyers, or renters who may be preparing to purchase, especially if HubSpot is already part of their follow-up process.

First-time buyers made up just 21% of all home buyers this year, the lowest share since NAR began tracking the data in 1981. Meanwhile, the median buyer is now 59 years old.
For agents, that means the typical buyer may have more equity, more complex financial considerations, and different priorities than the market’s traditional first-time-buyer messaging suggests.

Real estate agents report using Facebook most often for their business, followed by Instagram and LinkedIn. YouTube and TikTok remain less widely used.
Being present matters, but using each platform for the same content does not. Facebook can support community and listing content, Instagram can build familiarity, and LinkedIn can help agents share expertise and professional insight.

Consumers rank human-created content as their top priority from brands online, and 73% say they will choose a competitor when a brand fails to respond on social media.
For agents, the message is clear: people want useful content that sounds like a real person, followed by a real response when they engage. Posting is only half the job.
