YOUR WEEKLY MARKETING PULSE
CURAYTOR’S
AGENT
HOUR
AUGUST 13, 2026
3-minute read • Real estate marketing intel
Welcome to Curaytor’s Agent Hour. Every week: something from us, a social post we think you should see, and the social media updates that matter most for your business.
■ FROM US
Make one good question go further
The next time a client asks you a good question, write it down. Then, record a short video answering it for an IG Reel or TikTok. After that, turn the main point into an email. Or add the full answer in a blog post on your website. And finally, you can use the question as the first slide of a carousel.
The point is…you don’t need four separate ideas to create four useful pieces of content. Start with one question your clients are already asking and answer it wherever they spend the most time.
■ COOL INSTAGRAM POST WE SAW
Bham Now neighborhood guessing game post on Instagram
@bhamnow on Instagram
Really loved this post from a few months ago from Bham Now. Instead of your basic neighborhood guide, they turned the post into a guessing game. They gave viewers a few clues about local landmarks and places to visit, then asked them to name the Birmingham neighborhood in the comments.
It's a great post for engagement and at the same time, it shows what makes the neighborhood interesting without reading like a traditional area guide. You can borrow the idea by sharing a few recognizable details from your own neighborhood. Think architecture, restaurants, parks, public art, or a popular weekend coffee stop.

■ WHAT’S NEW IN SOCIAL
01
META
Meta is giving advertisers more control over who doesn’t see an ad.
Meta has introduced exclusion-only custom audiences. Once created, these audiences can only be used to prevent specific people from seeing ads. They can’t be switched into an audience you target later.
For agents, this creates an extra guardrail for contacts who shouldn’t receive a campaign. You could exclude team members, current clients, people who have opted out, or contacts who have already completed the action you’re advertising. It can help cut wasted spend and keep campaigns focused on the people you’re trying to reach.
Keep in mind that housing advertisers still need to follow Meta’s Special Ad Category rules.

Your comments could reach more of the right people.
LinkedIn is changing how it ranks comments. Instead of showing everyone the same replies in the same order, the platform will use professional interests, connections, and previous activity to surface the comments that are most relevant to each person.
That gives agents another way to be visible on the platform. A helpful comment on a post from a local business, lender, builder, or community organization can introduce your name and expertise to people who may never have seen one of your posts.
Skip the generic “Great post” response. Add an observation, answer a question, or contribute something that moves the conversation forward.

YOUTUBE
YouTube will help you check a Short before it goes live.
YouTube is rolling out pre-publishing feedback for Shorts. The tool reviews elements such as the hook, visuals, and pacing, then gives creators notes before they publish.
The platform has also introduced Practice Mode for vertical livestreams. Creators can privately test their camera, chat, polls, stickers, green screens, and other features before going live.
For agents, that takes some of the pressure out of trying a new format. You can rehearse an open house, market update, or live Q&A before anyone joins. You can also tighten a listing Short before posting it publicly.

■ BY THE NUMBERS
4.6
months
The United States had a 4.6-month supply of existing homes in July. Sales fell 1.7% from June but remained 0.7% higher than they were a year ago.
Nationally, the market is giving buyers more time and choice than they had a few years ago. Locally, conditions can change from one neighborhood and price point to the next.
That’s where you become especially helpful. Buyers and sellers don’t need another broad market label. They need someone who can explain how much competition they’re likely to face, how long homes are taking to sell, and what the numbers mean for their next decision.

74%
Seventy-four percent of consumers pay attention to reviews written within the past three months. Older reviews still add credibility, but people want recent proof that the experience remains consistent.
For agents, review collection should stay on the calendar throughout the year. Ask after a closing, a successful offer, a helpful consultation, or another moment when the client can clearly describe the experience. And when someone leaves a review, respond like a person. Half of consumers say generic, templated responses leave a negative impression.

Nearly
half
Nearly half of real estate agents use tools such as ChatGPT, Gemini, or Claude every day. At the same time, a typical agent works across two to four technology platforms during an average week.
The benefit comes from connecting those tools to a repeatable process. One can help organize an idea, another can publish it, and another can show you who engaged with it. When those steps work together, agents have more time for the client conversations that move business forward.

■ WORTH KNOWING
LISTING STUDIO
Keep sellers informed between showings
When a home takes longer to sell, sellers want to know what’s happening behind the scenes. “We’re getting exposure” doesn’t tell them very much.
Curaytor’s Listing Studio includes our Seller Reports, which show views, social and email campaign results, YouTube views, and relevant market context (plus you can add in your own custom blocks as well). The report updates every 24 hours, so you’ll always have something clear and current to share with your sellers. You can show the work being done, discuss how buyers are responding, and use real activity to guide the next decision.
